Flagship Appraisal provides honest and ethical appraisals for Fairfax County

Flagship Appraisal upholds the utmost professional ethics

Generally, appraising is a long term career. The rigors of becoming a licensed appraiser have become more difficult than ever before. So it goes without question these days that real estate appraisal can certainly be considered a profession as opposed to a trade. As with any profession we must follow strict ethical considerations.

The appraiser's primary obligation is to their client. Typically, in residential practice, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. Subsequently, appraisers are privy to a lot of information, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you would like to obtain a copy of the appraisal document, you generally have to get it via your lender and not the appraiser.

Other obligations include numerical accuracy depending on the assignment parameters, attaining and keeping a certain level of competency and education, and of course, the appraiser must behave in a professional manner. Maintaining high ethics and client confidentiality is standard operating procedure for us at Flagship Appraisal.

Appraisers will sometimes be required to consider the interests of third parties, including homeowners, sellers and buyers, or others. Generally the third parties are clearly defined in the appraisal report. An appraiser's fiduciary role is restricted to those third parties who the appraiser is aware of, based on the scope of work or other things in the framework of the job.

Flagship Appraisal has an established reputation for producing competent and ethically superior appraisals. Contact us today to learn more.

Appraisers also have rules outside of boundaries of with whom we share information For example, appraisers must store their work files for at least five years - at Flagship Appraisal you can rest assured that we stick to that rule.

We require the highest professional integrity possible from ourselves. Doing orders based on contingency fees is never an option. That means we don't agree to do an appraisal report and collect payment on the contingency of the loan closing. Anyone should be able to see that inflating a value to achieve essentially a bigger paycheck is unethical! This isn't how we operate.

Finally, the Uniform Standards of Professional Appraisal Practice explicitly describes unethical behavior as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can be at ease knowing we are doing everything we can to get you an accurate home or property value.

As soon as you engage Flagship Appraisal, we'll make sure you're getting the professional service you deserve along with the honesty and integrity we're known for.
